If you live in Bonham or elsewhere in Fannin County and you're shopping for a mobile or manufactured home, you'll spend a lot of time comparing floor plans. It's just as important to compare retailers. The retailer helps with financing, handles the paperwork and coordinates getting the home from the lot to your land. This guide covers what to check before you sign with anyone, and how Hench's of Sherman, a family-owned lot in neighboring Grayson County since 1983, handles each step for Fannin County buyers.
In Texas, manufactured home retailers are licensed by the Texas Department of Housing and Community Affairs (TDHCA). According to TDHCA's Manufactured Housing Division, "A LICENSE IS REQUIRED TO SELL OR EXCHANGE TWO OR MORE MANUFACTURED HOMES TO A CONSUMER IN A 12 MONTH PERIOD." Salespeople must be licensed and sponsored by a licensed retailer or broker, and TDHCA says retailer and salesperson licenses "should always be displayed and visible." Installers must be licensed and bonded too.
So when you visit a lot, look for the posted license, and contact TDHCA's Manufactured Housing Division if you have questions. Hench's of Sherman lists its Texas retailer license number, RBI 1585, on its site.
Different factories build homes differently, and seeing several side by side helps you spot real differences in layout and finish. Ask how many builders a retailer carries and whether you can walk through homes from each. Hench's says you can "compare nine builders side by side, from Cavco and Clayton to Palm Harbor and TRU," Its site names builders including Cavco, Clayton, Deer Valley, Jessup, New Vision, Oak Creek, Palm Harbor and TRU.
The Hench's site lists hundreds of floor plans across single-wide, double-wide and triple-wide homes. For example, the Tulip by TRU Homes is a compact 2-bedroom, 1-bath single-wide with 544 sq ft in a 12'x48' layout. If you need more space, the Roosevelt by Jessup is a 3-bedroom, 2-bath double-wide with 1,680 sq ft. Prices aren't posted online, so call for today's pricing on any home.
Not every buyer needs a brand-new home. Ask whether a retailer also sells used homes and what condition they're in. Hench's sells both new and pre-owned single-wides and double-wides. Whichever way you go, make sure the home carries the HUD label that shows it was built to the federal manufactured housing code.
Most Fannin County buyers aren't putting a home on the retailer's lot; they're putting it on their own land. Ask every retailer exactly who handles transport, setup, leveling, anchoring and finish work, what each step costs, and what isn't included. Hench's says it coordinates transport, set and finish from its lot to your land, and that most of its buyers place their home on land they own. Ask the team for a written breakdown of those costs for your property.
Ask which loan types a retailer can help with and whether your land can be part of the deal. Hench's says it offers financing help for every credit situation through one simple application, and that land-home packages are available. For background on one federal option, HUD's Title I manufactured home program insures loans for buyers who meet credit requirements and will live in the home as their main residence. Whatever loan you consider, get the term and total cost in writing and compare offers.
Ask what a retailer will do if you find a better deal. Hench's calls this "The Hench's Price Promise": "Found a home somewhere else? We'll beat the deal." It also says, "Bring us any quote and we will work to beat the price, the terms, or both." Whatever the promise, compare quotes on the same home with the same items included, so you're comparing like with like.
A no-pressure walk-through tells you a lot. Customers' reviews on the Hench's site mention staff by name; one customer wrote, "SUPER knowledgeable and friendly…no pressure." Visit more than once if you need to, and bring your questions.
